From the Managing Director, TG HCL, Hyderabad, Lr.No.1116/E&P/INDIRAMMA INDLU/2023, dated 15.09.2025. ORDER: In the reference 1st cited, the Government has decided to implement its prestigious housing program “INDIRAMMAMA INDLU” across the State of Telangana, as part of the 6 Guarantees Program under Abhaya Hastham, by constructing 4,50,000 houses in the 1st phase (@3500 houses per Assembly Constituency) with a financial assistance of Rs. 5,00,000 per house. In the reference 2nd cited, the Managing Director, Telangana Housing Corporation Limited, Hyderabad, has requested orders on the following proposal: 1. Beneficiaries with plots smaller than 400 sq. ft. on the ground floor are permitted to construct G+1 houses, provided the total carpet area is not less than 30 sq. m. (323 sq. ft.). a. As per the National Building Code: The largest room shall have a minimum carpet area of 9 sq. m. (96 sq. ft.), with a minimum width of 2.5 m (8 ft). The next largest room shall not be less than 6.5 sq. m. (70 sq. ft.), with a minimum width of 2.1 m (7 ft). The minimum room height shall be 2.6 m. The kitchen shall have a minimum carpet area of 3.3 sq. m. (35.5 sq. ft.), with a minimum width of 1.5 m (5 ft) and a room height of 2.6 m. Every house shall compulsorily include a toilet and bathroom. 2. All such G+1 houses shall be constructed with RCC framed structures, and the structural design shall be approved by the Dy. EE (Housing). 3. The house must have direct access to a public road. 4. Beneficiaries shall not encroach upon public spaces such as roads. 5.
